Makalapua Project District
Project Manager for Masterplanning, urban design, and entitlements of this 70-acre walkable residential neighborhood with local and regional retail, designed as a much needed gathering place for Kona.
The Makalapua District sits in a remarkable location in Kona between Kailua Village and Kailua Park - one of the regions only public beaches and a regional gathering space. The neighborhood builds on an armature of trails and open space for fitness, archaeological interpretation, and sustainable stormwater infrastructure. A variety of residential product types are envisioned for a wide range of lifestyles and budgets. Combined with hotel offerings, the District caters to both Hawaiʻi's families and visitors.
At the center of the open space network is the Village Green; Envisioned as a space to host community gatherings, music performances and arts events. It is designed with intimate spaces for family gatherings as well as facilities to accommodate Kona's regional and international events like the Ironman competition.
The vision is shaped around smaller blocks to support an incremental approach and allow finer grain economic decisions. Blocks and lots are designed for flexibility to function as either residential and commercial development, as markets evolve.
The Mithun Team worked closely with our client, The Lili'oukalani Trust, to develop a program and plan that would help them further their vision of "Thriving Hawaiian Children" and ensure a reliable revenue stream to support their programming for generations to come.
